The housing industry is still in dire straits right now, so the market isn't exactly a hot time to put your property on sale. However, if you really want to sell your house, there are several factors you should consider to make it more resell-able and more attractive to buyers in a very tight and competitive market.
For one, dilapidated and / or damaged houses are much harder to sell, for obvious reasons. Buyers are looking for a home to move into without a hitch, and moving into a house they need to spend repairs on and face not only money but effort on managing these things is something most people would rather not do. There are outfits that will take your house from you though and restore it themselves, but remember, they'll buy it for much, much less than you intend to sell if for.
Another thing you need to do is to get a good real estate agent. Agents with a lot of contacts are the best, but while they will cost a bit more in terms of commissions, specifically, there's a great advantage to having your house being taken off your hands in a shorter period of time.
